An Urban Design project for a greenfields site on the outskirts of Luanda in Zambia, the mixed use development contained 100 0000 m of retail 35 00m of offices.  The design was centered on a small lake as a waterfront development overlooking the 18 hole golf course.
Co-Arc International  integrated traditional mall design with new urbanism to create an new urban node. The corporate and commercial offices and retail centre are designed on two major streets, one internal and one external, that are centered on a public square fronting on to the lake. It is surrounded by a 120 room luxury hotel and restaurants, which together with the clubhouse on the opposite bank of the lake form the nuclei for the development.
The urban design scheme includes apartments on the upper levels and two apartment blocks at nine storeys (54 units each) which provide a vertical emphasis to the Heart of Africa Project as a visible destination. The 620 single family residential units are carefully integrated into the masterplan with the golf course to maximize views and amenity. The design of the residential units provides a mix of privately owned individual homes on 450m to 1000m properties, high density town houses and apartments planned using neighborhood principals.
