The retail components of the Africa Lakes Project have evolved over the 2008 period. Input from Walker Ellis as well, as the Accra Metropolitan Assembly resulted in the latest design concept.
The parking component for the retail has been assessed and enlarged to accommodate over 1000 bays, with a further 200 bays required for the office component. The potentially higher parking demands during the week- ends could be counter-cyclic to the parking needed for office use (1200 bays). The Giffard road expansion is proposed and indicated in the lay-out, eliminating parking within the road reserve as suggested by the authorities. Further future structural parking as suggested by Council could be envisaged for increase in vehicular ownership. A taxi drop-off area is proposed at the entrance.
The concept of two apartment block at nine storeys (54 units each) would further urbanistically emphasize the Africa Lakes Project as a visible destination, linking Labadi Beach and The Palm Hotel to the Lakes Project as a focus in this part of Accra. The concept of privately owned individual homes on 450sqm is proposed. Six units planned within a private road would provide for 34 exclusive sites.
